A metal roof restoration involves transforming an old, failing metal roof into a bright white surface with 85% UV reflectivity and a new 20-year warranty. This proven and affordable method offers all the benefits of a new roof without the expensive tear-off labor costs associated with metal roof replacement.

The first step in the process is soaking the roof in a rust-inhibiting solution to break up dirt and prevent future rust or spreading. Next, the roof undergoes a power wash with hot water to remove years of dirt and grime buildup. In some cases, new holes may be discovered after washing, previously hidden by dirt and contributing to rusting from underneath.

Once the surface is clean, a primer is applied to the metal to provide an optimal surface for the base coat and top coat to adhere to, ensuring a long-lasting roof.

After the primer has dried, all fasteners are caulked with Quick Caulk to seal any leaks near them and prevent them from backing out over time.

Following the caulking, a liquid-applied base coat, reinforced with fabric, is applied to all seams where the metal overlaps on the roof. This fabric reinforcement allows the base coat material to stretch when exposed to sunlight, preventing cracking and extending the roof’s lifespan.

Once all preparations are complete, the first layer of top coat is applied, followed by a second coat after drying. This process results in a beautiful, clean white finish, leaving you with a lasting roof to be proud of.
